Moe the Mentor
Built by an actual real estate operator

Learn from someone
who actually built it.

Not another real estate guru.

Moe didn't build his portfolio selling courses about real estate. He built it by doing deals.

Today, Moe owns a portfolio of 100+ doors, with 60 of them owned free and clear, producing real monthly cash flow.

He's bought. He's sold. He's flipped. He's financed deals creatively. He's dealt with bad deals and great deals, and learned what separates the two.

Now he's taking what he's learned through years of doing it and working directly with people who want to acquire their first deal.

Get the deal closed

This is where Moe's mentorship becomes especially valuable. You aren't figuring it out alone.

FAQ

The questions
new investors
actually ask.

No. Some first deals are bought with a conventional loan and a down payment. Others are structured with seller financing, a private lender, a partner who brings the cash, or a combination. How much of your own money you need depends on the deal and the structure, and figuring that out is part of what Moe works through with you. Having capital makes things easier. Having none doesn't rule you out.
That's who the mentorship is for. The whole program is built around the first deal: finding it, running the numbers, structuring the financing, and closing. You don't need prior experience, a license, or a background in finance. You need time to look at deals and the willingness to act on what you learn.
Moe shows you what to look for in your own market and where deals come from: the MLS, wholesalers, agents who work with investors, direct outreach to owners, and off-market sources. You bring the deals you find to your sessions, and Moe tells you which ones are worth pursuing and why. He doesn't hand you a property. He teaches you how to find one and then reviews what you find.
You run the numbers before you get emotional about the house. Purchase price, rehab cost, realistic rent, taxes, insurance, vacancy, maintenance, management, and the loan payment. What's left is cash flow. For a flip, you work backward from the after-repair value and subtract rehab, holding costs, selling costs, and the profit you need. Moe walks through this analysis with you on real properties until you can do it on your own in a few minutes.
Yes. Funding is where most first-time investors get stuck, so it's a core part of the mentorship. Moe helps you understand which options fit the deal in front of you: conventional and DSCR loans, hard money, private money, seller financing, partnerships, or your own capital. He'll also help you work out how much cash the deal actually needs so you're not guessing.
Any way of buying a property that isn't a bank loan plus a cash down payment. Common examples are seller financing (the seller acts as the lender), subject-to deals (you take over the existing mortgage payments), lease options, and partnerships where one person brings the money and another brings the deal and the work. These structures can lower the cash you need up front. They also carry their own risks and paperwork, which is why Moe teaches when they make sense and when they don't.
It depends on the deal and on what you need. A flip puts cash in your pocket in months and builds capital for the next purchase. A rental builds equity and monthly income over years. Some properties only make sense as one or the other once you run the numbers. Moe helps you decide the exit before you buy, so you're not stuck holding a flip that doesn't rent or renting a property you should have sold.
It's a one-on-one call with Moe. You'll talk about where you are now (your market, your capital, your experience), where you want to be, and what's stopped you so far. Moe will tell you what he'd do in your position. If the mentorship is a fit, he'll explain how it works and what it costs. If it isn't, he'll say so. There's no pitch deck and no pressure to decide on the call.
Direct access to Moe while you work toward your first deal. That means regular one-on-one sessions, deal reviews on properties you're considering, help structuring the financing, and someone to call when a seller counters or an inspection comes back ugly. The program is built around a 90-day window to find, analyze, fund, and close. The exact session schedule and access details are covered on the strategy call.
Pricing is covered on the strategy call, along with whether the program fits where you are. Moe would rather talk through your situation first than quote a number to someone the mentorship isn't right for. Book the call, and you'll leave with a clear answer on cost and fit.
